Duplexes can now be built in most RS zoned single family areas in Vancouver.
Before I talk about the CIty of Vancouver’s approval of duplexes, let’s address the “density” issue. When you think about it, we are currently seeing single family homes replaced with a home, a basement suite and a laneway home, which cannot be independently sold. So, 3 dwelling units. A duplex would be two dwelling units on a single lot, but each one can be bought and sold independently, which is more desirable and some would say, attainable for families.
The City of Vancouver has approved a proposal that allows for duplexes in most “RS Zones”. This is part of an initiative that City Council decided on September 19, 2018 and would allow for more housing choices across the city. According to the City of Vancouver, “The aim is to deliver housing that falls in the ‘missing middle’, between single-family homes and higher density apartments. This housing is 4-storeys or less in height, and includes duplexes, fourplexes, townhouses, and 3-4 storey apartments.”
Neighbourhood residents may be able to experience a larger gain in their property value by marketing their homes with the potential to develop a duplex.
